Indy Builders is one of the few, if not only, GC that offers an extensive warranty on your project. We're so confident in our work, we offer it even though we know you might not ever even use it! So what is the warranty and what does it cover, exactly?
In the agreement you sign when you move forward with our company, the Contractor's Warranty clearly states "the Contractor has provided to the Owner(s) an Express Limited Warranty Agreement for all the materials installed and workmanship performed by the Contractor. No warranty is extended by the Contractor for any Owner-supplied materials, fixtures, or workmanship."
It goes on to say "IT IS AGREED THAT THE TERMS OF THIS EXPRESS LIMITED WARRANTY AGREEMENT CONSTITUTE THE OWNER(S) SOLE AND EXCLUSIVE REMEDY FOR ANY AND ALL CLAIMS ARISING OUT OF DEFECTS IN MATERIALS OR CONSTRUCTION. ANY STATUTORY WARRANTIES AND ANY IMPLIED WARRANTIES, INCLUDING AN IMPLIED WARRANTY OF WORKMANLIKE CONSTRUCTION, AN IMPLIED WARRANTY OF HABITABILITY, OR AN IMPLIED WARRANTY OF FITNESS FOR PARTICULAR USE, ARE HEREBY WAIVED AND DISCLAIMED."
But what does this mean? Let's break it down!
In the first section of the warranty, the warranty only extends out to the work and materials that Indy Builders supplies. Any materials or fixtures you decide to provide on your own aren't covered. Workmanship, meaning any pre-demolition or installation you decide to do yourself, is also not covered. It's not unheard of for a client to want to save money on their estimate by footing some of the work themselves, but it can be more harmful in the long-run. Projects that aren't demoed properly can either destroy parts of your home that didn't need to be touched, cause unexpected damage, and increase the cost on your estimate for repairs that hold up the actual project installation.
Another issue is when supplying your own materials, if you don't purchase enough and we have to go supply more, you could potentially put your project on hold for several days or weeks.
The second section states in the first sentence that under our agreement, the warranty covers any part of the project where the materials or the actual construction didn't meet standards at the time of completion. After that, it states any faulty material that wasn't caught before installation, or any work that came up short that prevents the project to work or be used as intended, will be inspected and immediately repaired when we can prove that it was at no fault to the owner. This means that if the project was purposely destroyed or deteriorating/broken from standard use over it's lifespan, it won't be covered under the warranty. The mandatory inspection is to find the issue and assign fault, either to Indy Builders or the owner, and to prep for repairs as necessary.
Of course, the warranty's prime focus is making sure you get the most out of your project and to keep you and your project protected. When looking for a company to complete your project, make sure they have your interest in mind. If they don't, you know who to turn to!
